What yourfee covers

The legal work from instruction to completion, led by a dedicated solicitor.

What is included

  • Reviewing or preparing the contract and title documents
  • Ordering and reviewing searches on a purchase
  • Raising and answering enquiries
  • Acting for your mortgage lender, where it instructs us
  • A plain-English report before you commit
  • Exchange and completion, and sending or receiving funds
  • Stamp Duty Land Tax return and HM Land Registry registration
  • Regular updates from a dedicated solicitor

How a sale or purchase runs

  1. Instruction

We agree your fixed quote, complete secure digital ID checks and open your file. Searches are ordered straight away on a purchase.

  2. Contract and searches

We review the contract pack, title and search results, and raise enquiries with the other side.

  3. Mortgage and report

We check your mortgage offer, then send a plain-English report on the property and the documents for you to sign.

  4. Exchange

With your approval and the deposit in place, contracts are exchanged and the completion date becomes binding.

  5. Completion

Funds are sent, the keys are released, and we file Stamp Duty and register your ownership at HM Land Registry.

Typically from 7 weeks from instruction to completion. Every matter is different: chains, leasehold information and lenders all affect timing.

Disbursements,explained

Costs paid to third parties on your behalf, passed on at cost. Which ones apply depends on your transaction, and your personalised quote sets out the exact figures.

  • Property searches

Local authority, drainage and water, and environmental searches on a purchase.

  • HM Land Registry

Registration fees, official copies of the title and pre-completion searches.

  • Identity checks

Electronic identity and anti-money laundering checks.

  • Leasehold information

Management pack and notice fees, set by the landlord or managing agent.

  • Stamp Duty Land Tax

Paid to HMRC, not to us, where it is due. We calculate and file the return for you.

  • Commercial leases

Land Registry fees if the lease must be registered, and Stamp Duty Land Tax where it applies.

More about us

Fees, answered

Are your fees really fixed?

Yes. Your legal fee is agreed in writing before any work starts. It only changes if the transaction itself changes, for example if the property turns out to be leasehold or a mortgage is added, and we will always tell you first.

What are disbursements?

Costs we pay to other organisations on your behalf, such as search providers and HM Land Registry. They are passed on at cost and set out in your personalised quote.

When do I pay?

£500 on account when you instruct us, which is credited against your bill. Disbursements are paid at the start.

What happens if my sale or purchase falls through?

Our No Move, No Legal Fee promise means you pay no legal fee if your sale or purchase does not complete. It does not apply if you choose to withdraw, and disbursements paid at the start are non-refundable.

Do your prices include VAT?

Every price on this page shows VAT at 20%, with the amount before VAT alongside it.

How long does buying or selling take?

Typically from 7 weeks, from instruction to completion. Every matter is different: chains, leasehold information and lenders all affect timing, and we keep you updated throughout.

Is the online calculator a quote?

It is an estimate of our legal fee based on what you select. Send it to us and we confirm a personalised quote in writing, including disbursements, before you instruct us.
