Every stage, in order, and what we do at each one. You always know where your matter stands and what comes next.

  1. Instruction

We agree your fixed quote, complete secure digital ID checks and order your searches the same day.

  2. Contract and title

We review the draft contract, the title and the seller’s property information, and raise enquiries.

  3. Searches and mortgage

Search results come back and your mortgage offer is checked against the property and the lender’s requirements.

  4. Your report

A plain-English report on the property and its documents, then you sign the contract and transfer your deposit.

  5. Exchange

Contracts are exchanged and the completion date is fixed. From here, the purchase is legally binding.

  6. Completion

Funds are sent to the seller’s solicitor and the keys are released to you.

  7. After completion

We file your Stamp Duty return and register your ownership at HM Land Registry.

Residential, answered

How long does buying a home take?

Typically from 7 weeks from instruction to completion. Chains, leasehold information, new build timetables and mortgage offers all affect timing, and we keep you updated throughout.

Can you act for my mortgage lender?

Through Taylor Rose, we are on the panels of major UK lenders, so in most cases we can act for your lender as well as for you. We confirm this when you instruct us.

Do you handle leasehold flats?

Yes. We review the lease, service charges, ground rent and building safety information, and explain anything that could affect you. A leasehold supplement applies. We do not handle lease extensions.

What is a transfer of equity?

Changing who owns a property, for example adding a partner to the title or removing someone after a separation. If there is a mortgage, the lender must agree to the change.

Do you handle equity release?

Yes. We carry out the legal work and explain the documents to you before you sign. Contact us for a fixed quote.

What do I need to get started?

Your quote, proof of identity (we check it securely online) and your estate agent’s details. We will tell you exactly what else we need at the start.
